A conservation easement is an agreement that is voluntary and allows a landowner to limit amount of development on their property, while retaining ownership and use of the land. There are several options for conservation easements. There are easements with fish, wildlife and parks, with grizzly protections agencies, Elk Protection and several other opportunities for easements.
I prefer a non-government entity because of past experiences I have had with integrity of Fish, Wildlife and parks on land where they did not have an easement. They run over property owners rights along streams even when they don’t have the right. So make sure you know your rights before Back to the easement, it is signed by the landowner, who is the easement donor, and the group you choose to affiliate with, who is the party receiving the easement. The group you choose accepts and enforces the easement. After the easement is signed, it is recorded with the County and it applies to all future owners of the land.
